Critical Stage Inspections

Mandatory Inspections in NSW

Mandatory inspections are the critical-stage site reviews required under NSW regulations. Your appointed Principal Certifier must personally conduct each inspection at set construction milestones to verify Building Code of Australia (BCA) compliance before work progresses.

When are inspections required?

At each mandated milestone specified in your Notice of Inspection schedule, as a legally binding condition of your Construction Certificate (CC) or CDC.

STAGE 01
Footings & Slab

Excavation and steel reinforcement check before pouring concrete.

Conducted prior to pouring footings, piers, or slab trenches to verify ground depth, bearing capacity, and steel placement match approved engineering drawings.

STAGE 02
Structural Frame

Timber or steel framing inspection prior to internal lining.

Assessed before wall claddings or plasterboard are installed. Verifies bracing, tie-downs, load paths, lintels, and structural integrity against BCA standards.

STAGE 03
Wet Area Waterproofing

Membrane validation prior to laying tiles in wet areas.

Carried out after the waterproof membrane is applied to bathrooms, ensuites, laundries, and balconies, ensuring full coverage before tiling commences.

STAGE 04
Stormwater Drainage

Underground pipework and connection check before backfilling.

Inspected prior to covering drainage trenches to verify pipe gradients, detention pits, easements, and compliant disposal into approved council systems.

STAGE 05
Final / Occupation

Comprehensive completion review before issuing an Occupation Certificate.

Final audit confirming the entire build matches approved plans, BCA safety requirements, fire compliance, smoke alarms, and all required trade certificates.
