Statutory certificate lodgement guide

Understand every stage of the statutory approval pathway in New South Wales. From initial plan review through the NSW Planning Portal to final Occupation Certificate sign-off, here is what to expect.

STEP 01Phase 1: Initial Assessment
Document preparation and compliance review

Gather and review your architectural drawings, structural engineering plans, section 10.7 certificates, and BASIX documentation. We verify that all technical reports satisfy the Building Code of Australia and NSW statutory guidelines before submission.

STEP 02Phase 2: Digital Lodgement
Submission via the NSW Planning Portal

Your application is formally lodged through the NSW Planning Portal. We facilitate the digital lodgement, ensure all mandatory fields and fee disclosures are complete, and track council assignment milestones.

STEP 03Phase 3: Statutory Notices
Council and neighbour notification

Where legally required by environmental planning policies, mandatory 14-day neighbour notifications and council advisory notices are issued. We handle feedback reviews and regulatory acknowledgements promptly.

STEP 04Phase 4: Site Inspections
Scheduling of mandatory critical-stage inspections

Prior to construction commencing, you appoint your Principal Certifier and receive a schedule of required critical-stage inspections. We inspect footings, slab, framing, waterproofing, and stormwater on site at each milestone.

STEP 05Phase 5: Certificate Issued
Final assessment and certificate issuance

Upon successful final inspection and receipt of all required compliance certificates (glazing, smoke alarms, insulation, engineering sign-offs), we issue your formal Complying Development Certificate (CDC), Construction Certificate (CC), or Occupation Certificate (OC).
