Building approval guides

A complete complying development certificate application keeps assessment moving. Here is a practical list of the site information, drawings, reports and portal details a certifier will look for.

A complying development certificate comes with two rounds of neighbour notice: one before approval and one before work. Here is who must be told, by whom and how far ahead.

A section 10.7 planning certificate tells you which planning controls and hazards affect your land. Here is what it contains and how to use it before design starts.

In NSW, some small building work can go ahead without approval. Here is how exempt development works, the conditions attached to it, and what to do when a project falls outside it.

An open pergola and a roofed patio fall under the same exempt rules in NSW, but adding a solid roof brings extra conditions on height, fixing, drainage and fire. Here is what changes.

From checking your land to the occupation certificate, here is the usual approval path for a Class 10c private bushfire shelter in NSW.

The ABCB Performance Standard for Private Bushfire Shelters sets what a Class 10c shelter must achieve. Here is how it links to the NCC and what its criteria cover.

Low decks can go ahead in NSW without approval, provided floor height, size, overall height and setbacks stay within the state caps. Here are those caps, and what to do when a plan goes beyond them.

A private bushfire shelter is a purpose-built refuge on a bush property, classed as Class 10c. Here is what it is, who might consider one and why it is only ever a last resort.

A shed, studio and granny flat can look alike from outside. What decides the approval is the activity inside, because that sets its building class.

Retaining walls on or near a boundary raise questions about who owns them, who must support whose land, and how to get access next door. This guide covers the NSW basics.

Most retaining walls fail because water builds up behind them. This guide explains how drainage pipes, gravel backfill and weep holes work together to keep a wall standing.

Kit sheds arrive with engineering, but that design only works if it matches your site. Here is how wind ratings, footings and certificates fit into getting a kit shed approved and built.

Small retaining walls may need no approval in NSW, but beyond a modest height they need approval and usually an engineer. This guide covers the height thresholds and the other conditions that apply.

Balustrades on decks must meet building code rules on when they are needed, how high they are, how big the gaps can be, and whether they can be climbed. This guide explains each rule.

Small garden sheds can go up without approval in NSW if they stay within the exempt development limits for floor area, height and boundary setbacks. Larger sheds need complying development or council approval.

Using a garage as a bedroom, office or lounge changes it from a non-habitable building into part of the home. That brings approval, ceiling height, light, damp and fire rules into play.

A garage built close to a side boundary has to satisfy two sets of rules: planning setbacks, and building code fire separation. This guide explains the 900 mm trigger and what a compliant wall looks like.

An open carport can go up without approval in NSW if it meets every exempt development standard. Here is what those standards cover and what happens when a design misses one.

Before a new home can start, the old one has to come down safely and legally. Here is what NSW rules say about demolition approvals, asbestos and leaving a clean site.

A knockdown rebuild needs sign-off for taking the old house down as well as for the new home. This guide sets out each stage in order, from checking the land to the occupation certificate.

A third storey means a longer route out in a fire. Here is what the building code requires for a three storey house and the design choices that make escape easier.

Building three levels into a slope means more digging, more retaining and more water to manage. This guide covers the rules and checks that matter.

A three storey house is possible on many NSW lots, but usually not through the Housing Code. Here is how height limits work and which approval path to expect.

Stair and balustrade defects are a common reason for failed final inspections. Here are the key code dimensions and the mistakes to avoid.

Upper floor windows and balconies can look straight into a neighbour’s yard. Here is how NSW planning rules and the building code shape them on a two storey home.

How the Housing Code controls where a single storey home can sit on the lot, how big it can be and how tall it can go, plus the building code rules near boundaries.

Once concrete is poured, footing and slab mistakes are hard to fix. This guide explains what the certifier looks at before footings go in and before the slab pour.

Approving a new single-level home by CDC depends on the land, the design and the documents all passing together. This guide shows where to look before lodging.

Townhouses rely on separating walls and careful external wall design to stop fire spreading along a row. This guide explains the main building code rules.

Three homes on one lot have to share a driveway, drainage and service routes. This guide covers how to plan those shared elements so approval and certification run smoothly.

A triplex in NSW can be approved with a CDC as terraces or through a council DA. This guide explains which route fits which design and what the recent reforms changed.

A well-prepared site makes for a quick inspection and fewer return visits. Here is what to book, what to have on hand and the checks to run for each stage.

A triplex can be three Class 1a homes or a Class 2 apartment building, depending on the layout. This guide explains where the line falls and why it matters.

Yes, you can replace a principal certifier part-way through a build, but NSW law sets out how. Here are the two pathways, the notices involved and what happens to inspection records.

Splitting a duplex into two titles can be done by Torrens or strata subdivision. This guide compares the two and explains where building certification fits in the timeline.

You need a principal certifier in place before approved building work starts. This guide covers who appoints them, when, and the forms and notices involved.

The wall between two duplex homes has to stop fire and limit noise. This guide explains what the Building Code of Australia asks of it and what certifiers check on site.

Turning an existing house into a small boarding house in NSW involves planning consent, a building upgrade to Class 1b, Fair Trading registration and a new occupation certificate.

A principal certifier is the independent regulator for your build, from the start of work to the occupation certificate. Here is what they do, and what they do not do.

Where the site and plans satisfy the LRHD Code in the Codes SEPP, a duplex can be approved with a CDC. Here is what that code covers and how recent reforms affect it.

Accurate plans start with accurate site information. Here is what a survey should show, which title and planning documents to collect, and why it all matters for a CDC or DA.

Where a new extension meets an old house, small details cause most of the problems at inspection. Here are the issues certifiers see most often and how to avoid them.

Most CDC delays come from drawings that leave out information or contradict each other. These are the plan problems certifiers raise most often, and how to fix them before you lodge.

Going up instead of out puts new loads on an old house. This guide covers the structural checks, approval routes and inspections when you build an upper level in NSW.

Most approval delays start with plans that do not quite meet the code. A plan check before lodging finds those problems while they are still cheap to fix.

What makes a boarding house Class 1b under the NCC, how the 300 m² and 12 person limits work, and the other NSW rules that use different numbers.

Some renovation work is exempt from approval, some suits a CDC and some needs a council DA. Here is how NSW sorts home renovations into those three lanes.

A complete construction certificate package lets the certifier check your plans against the code and your consent. Here is a practical checklist for Class 1 and Class 10 work.

A bathroom in a backyard studio is not banned outright, but it changes how the studio is assessed and built. What the planning rules and the building code expect.

Most development consents include conditions to satisfy before a construction certificate can be issued. Here is how to find them, common examples and how to clear them quickly.

A DA approves what you can build. A construction certificate confirms how it will be built meets the code. Here is why you need both before work starts.

Designs often change after approval. Here is how a complying development certificate can be modified in NSW, when a change no longer fits, and how to apply.

A detached studio approval covers the building and its use as a home office. Here is where that approval stops, and when a business use needs more.

Why NSW treats detached studios and granny flats so differently, how their size and lot limits compare, and what to choose if you might rent the space later.
