About CertifiBuild

Independent certification for NSW homes and outbuildings

CertifiBuild has spent years certifying houses, granny flats, pools, sheds and other Class 1 and Class 10 work right across New South Wales. We are a focused team that knows residential building inside out, and we explain every decision in words owners and builders can act on.

Who we are

A certifier built around residential work

CertifiBuild Pty Ltd is a private building certification business based in Norwest, in Sydney's north west. Our work centres on two building classes: Class 1, which covers houses, duplexes, townhouses and granny flats, and Class 10, which takes in garages, carports, sheds, decks, swimming pools, retaining walls and similar outdoor structures.

Keeping to these two classes is deliberate. Every week we see the same questions about setbacks, slab design, wet areas, balustrades and pool barriers, so our checks are quick, consistent and grounded in what actually happens on residential sites. Clients get a certifier who has seen their type of project many times before.

It also means we know where residential projects tend to go wrong. A garage wall sitting inside the required setback, a balustrade a few millimetres short, a pool gate that does not self-close: these are small details with real consequences, and spotting them before the final inspection saves everyone time, money and a second visit.

Pankeshwar leads CertifiBuild's certification work. He is registered in NSW as a building surveyor in the restricted category for Class 1 and Class 10 buildings, which covers exactly the work we take on.

Pankeshwar has 10 years of combined experience in planning and land use, building surveying and fire safety, with fire safety work across every building class from Class 1 to Class 10. His certification registration covers Class 1 and Class 10 buildings, which is the work CertifiBuild takes on, and that broader background gives him a deeper understanding of the rules that sit around every residential project.

Land use experience means he reads a site with a planner's eye, looking at zoning, lot size, heritage, flooding and bushfire controls before anyone spends money on full drawings. Many projects that stall in assessment do so because a planning control was missed early, and that is exactly the problem his background helps avoid.

Certification experience means he knows what the building code asks of a home or an outbuilding and how to check it on site, from the first excavation to the last walk-through. His fire safety background adds a further layer. Residential work regularly raises fire questions: walls built close to a boundary, the separating wall between two dwellings in a duplex, construction levels on bushfire prone land, and smoke alarm placement. Pankeshwar treats these as core checks, not afterthoughts.

Owners and builders can expect him to be straightforward. If a design will not work under a CDC, he says so early and explains the alternatives. If something on site needs fixing before the next stage, he sets it out in writing so nobody has to guess.

Our approach

How we work

Four habits shape every job, whatever its size.

01

Independent judgement

A certifier is there to protect the public, not to please one party. We are appointed by the owner, and each decision rests on the stamped plans, the conditions and the building code, nothing else.

02

Problems found early

A plan check before lodgement catches most issues while they are still cheap to change. It is the single best way to keep an approval on schedule.

03

Plain language

Requests for information and inspection results are written so a first-time owner can follow them. Where a rule applies, we name it and explain what it means for the build.

04

A clear paper trail

We put the outcome of each inspection in writing. When the final certificate is issued, the owner holds a complete record showing how the work was checked.

Our clients

Who we work with

Most of our clients fall into two groups. Homeowners are often going through approval for the first time and want someone to explain each step without jargon. We tell them what to lodge, what to expect from neighbours and council, and when they can move in.

Builders, designers and pool contractors want speed and certainty. For them we focus on clear lodgement requirements, inspections that fit the construction schedule, and results they can act on the same day. Repeat clients get the benefit of a certifier who already knows how their team builds.

Our reach

Certifying across NSW

From fast-growing estates on Sydney's western fringe to the Central Coast, the Hunter, the Illawarra and the Blue Mountains, we work wherever Class 1 and Class 10 projects are being built. Every council sets local rules on top of the state codes, and our assessments take both into account, so nothing is left for council to query later.

Registered, insured and accountable

NSW certifiers answer to Building Commission NSW, the regulator that administers the Building and Development Certifiers Act 2018. Registration must be current, professional indemnity insurance must be held, and conflicts of interest are strictly limited. Anyone can look up a certifier's registration on the state's public list, and concerns can be taken to the regulator.
