Private building certifier in Caringbah South
In Caringbah South, CertifiBuild certifies renovations, upper floor additions, knockdown rebuilds, granny flats and pools. A common first hurdle is confirming what was actually approved on the lot, since many homes share a site.

Caringbah South's houses, duplexes and old estates
A young name on old land
According to council's history, the southern end of Caringbah became a suburb of its own in 2008. The land story is older. Farms in the Highfield Subdivision were sold as leasehold in 1893. The Fernleigh Estate was cut into lots twelve years later, in 1905. Because of that, old paperwork can show Caringbah or an estate name, not the address now printed on your rates notice.
Houses and shared sites
Most dwellings are freestanding houses. Semis, terraces and townhouses account for roughly a fifth, and apartments are rare. That blend is unusual next to the nearby peninsulas, where nearly all homes stand alone. An extension might be on a single house, a duplex, or a site shared with other homes. Confirm the approved type before assuming a garden is spare land.
Which rules apply
For house work going through a development application (DA), the relevant zone section of the Sutherland Shire Development Control Plan (DCP, council's detailed design rules) covers setbacks, landform and privacy. A new extra dwelling needs its own use controls checked, along with any state rules. Waterfront rules only matter where your actual lot and works trigger them.

Common projects and how they get approved
What owners build here
Caringbah South's mix produces steady house work. Common jobs include:
- Renovations, extensions out the back and upper levels on freestanding houses, with neighbour privacy kept in view.
- Knockdown rebuilds where the old house is past saving, plus backyard swimming pools.
- Extending a townhouse or an existing dual occupancy, after checking shared access and parking.
- New dual occupancies and granny flats, where zone and design allow.
- Garages, carports and alfresco roofs.
Any waterfront element is assessed separately, in parallel with the house work. On a shared site, confirm what the consent set aside for parking, access and open space before drawing an extension, so you avoid taking room another home relies on.
How approval usually works
Simple house projects may suit a CDC (fast-track approval under state rules) if every standard is satisfied. Otherwise you lodge a DA, with a CC (construction certificate) to follow. Before extending a home on a shared site, confirm the approved use, how the title is set up, and any shared driveways or services. A modest side addition can eat into another dwelling's approved parking or outdoor space. Match old estate plans to the lot as it now legally stands, using the title and a fresh survey. An old subdivision drawing does not prove the whole yard is free. Describe the job accurately too, because a spare room, granny flat and dual occupancy are different proposals. CertifiBuild sorts out the approved site layout with you first, then books inspections to fit your builder's program.

See the council pageWhy do my old plans say Caringbah, not Caringbah South?
Because the southern end of Caringbah only became a suburb of its own in 2008, long after the land was carved up. Farms in the Highfield Subdivision went on sale as leasehold in 1893. Twelve years on, in 1905, the Fernleigh Estate was divided into lots. Older paperwork may therefore show Caringbah or an estate name. Before you rely on those drawings for a renovation, check that your lot number and deposited plan (DP) number line up with your current title and a fresh survey. An old subdivision sheet does not prove the whole yard is free to build on.
Are duplexes allowed anywhere in Caringbah South?
No. Semis, terraces and townhouses make up roughly a fifth of Caringbah South homes, but that reflects existing buildings rather than what the zone permits. A new dual occupancy is tested on its own zone, lot size and design under the Sutherland Shire controls and any state rules that apply. A neighbour’s duplex down the street proves nothing about your block. Describe the proposal accurately from the start, because a spare room, a granny flat and a dual occupancy are assessed as different things. Check zoning on a planning certificate first.
Can I extend one home in a shared development?
Possibly, once you know what the original consent set aside. On a shared Caringbah South site, the approved layout may reserve parts of the yard for another home’s parking, driveway access, outdoor space or services. A modest side addition can eat into those. Read the consent plans, check how the title is set up and look for any shared driveways or pipes. Then apply the planning and building controls that fit your real building type, whether duplex, townhouse or attached house. Strata or co-owner consent may also be needed.
