Burwood Council

Private building certifier in Croydon Park

We certify extensions, granny flats, garages and pools in Croydon Park. Many homes here are semis, so the shared wall with next door is usually the first issue an owner meets.

Semis, party walls and three councils

Which council is yours?

Three councils share Croydon Park. Burwood covers about 56% of the land. Canterbury-Bankstown has roughly 37%, and Inner West holds the last 7% or so. Your neighbour across the road may answer to a different council and plan. Check yours against current maps and the lot details instead of the postcode.

A suburb of attached homes

Semis, terraces or townhouses account for over 25% of local homes. That makes the party wall a routine design issue. When work touches it, both fire separation and acoustic separation between the two homes come into play. Owners often treat a semi like a stand alone house. The building rules do not.

Heritage and the new precinct

Burwood's plan names twenty one conservation areas, though coverage varies a lot between suburbs. The state's mid-rise housing reforms still reach conservation area land. They only shut out heritage items. Pattern book designs are barred from both kinds of land. A Croydon North masterplan precinct also took effect on 6 February 2026, requiring sites of at least 1,500 m² for multi dwelling housing.

Typical work

Common projects and how they get approved

What owners build here

With detached and attached homes side by side, Croydon Park sees a steady mix of renovation work. Older semis in particular tend to need more room at the back and upgraded wet areas. The common Class 1 and 10 projects are:

  • Additions to semis, at the back or upstairs, designed around the shared wall from the start.
  • Kitchen and bathroom upgrades where structure or plumbing changes.
  • Garages on detached lots with enough side access.
  • Granny flats where lot size and the planning rules allow.
  • Townhouse style multi dwelling housing inside the northern precinct, where the larger site minimum is met.

How approval usually works

A CDC (complying development under state codes) is sometimes available, but conservation areas, heritage items and attached construction all narrow the options. Otherwise, development consent comes first and a construction certificate after it. Start by checking the council, then whether the precinct covers your lot. Then establish the property's heritage position: a listed item, part of a conservation area, or neither. Each leads to different options. On a semi, find out exactly what the party wall is made of before any structural work leans on it. Fire and sound requirements are far easier to solve on paper than after the frame is up. CertifiBuild works out which council, precinct and heritage rules apply up front, and is candid when a Croydon Park lot cannot use a CDC.

I own half of a semi. Is my renovation treated like a house?

Not quite. Over 25% of Croydon Park dwellings share a wall, so you are in good company. Any work that touches the party wall has to deal with fire separation and sound separation between your home and next door. Before a beam, new opening or upper floor leans on that wall, find out exactly what it is made of and how it is built. Solving fire and acoustic details on paper is far easier than after the frame goes up. Shared wall work also narrows the fast-track options.

Do state housing rules still apply in a Croydon Park conservation area street?

Possibly. The state’s low and mid-rise housing reforms leave out heritage items, but they still reach land inside conservation areas. Pattern book designs are different, because they cannot be used on either kind of heritage land. Burwood’s plan names twenty one conservation areas, so many Croydon Park streets need this check. First confirm which council covers your lot, since the suburb is split three ways. Then pin down your heritage position: a listed item, a home covered by a conservation area, or free of both. Each one opens different doors.

Does the Croydon North precinct cover Croydon Park?

Only land drawn inside its boundary on the precinct map. That northern Croydon masterplan precinct, in place from 6 February 2026, changed Burwood’s local rules inside its boundary. There, townhouses and other multi dwelling housing need a site of 1,500 m² or more, and a requirement to contribute toward affordable housing is added to council’s normal rules. A single house renovation is not caught by the site minimum. With three councils dividing Croydon Park, check your council and the map together before planning.
