Private building certifier in Gerroa

Where does your Gerroa lot sit relative to the river, the beach and any mapped foreshore line? CertifiBuild begins with that question when certifying renovations, new decks, pools and full knockdown rebuilds.

River mouth, beach and headland in one small village

Three coastal settings

Gerroa takes in the Crooked River mouth, Black Head and the northern tip of Seven Mile Beach. A riverfront home and a house up on the headland face different design questions, even if both owners want more glass or more room outdoors. A water view alone says nothing about your lot's flood levels or coastal mapping. Detached houses dominate, with only a few attached dwellings and flats.

Holiday homes and approved use

Gerroa has many more dwellings than permanent residents. That figure does not tell you how many holiday lets are approved. Know the approved use of your building. Altering a private house differs from work linked to visitor accommodation or the holiday park.

Foreshore building lines

Kiama's DCP (council's detailed design rules) treats foreshore building lines differently from an ordinary street setback, including what may encroach on each. Where one applies, plot your deck or terrace against that line on a survey, not by eye at the yard's edge. Outdoor structures in exposed spots also need structural and durability details to suit where they actually sit.

Typical work

Common projects and how they get approved

What owners build here

Gerroa's housing is mostly detached, so most jobs are upgrades to private homes. A handful of attached homes bring party walls or common property into play. Common projects include:

  • Coastal house renovations within the existing footprint.
  • Replacement balconies and decks, checked against any foreshore line.
  • Upper floor additions to capture views, with privacy and structure tested.
  • Pools, covered outdoor rooms and shade structures on suitable house lots.
  • Knockdown rebuilds, plus granny flats if the site and plans permit.

Holiday park work is a separate enquiry, and rural sheds are rare in this coastal setting.

How approval usually works

A CDC (fast-track approval under state rules) is open to you when both the lot and the plans comply with the state code that applies. If not, you need a DA (council approval) and then a CC. Being near the beach does not decide that by itself. Before designing, request council's property information and check the state flood and coastal maps. Old steps, retaining walls or the floor height next door cannot replace a proper site survey. Confirm where your legal boundary and any foreshore line lie before extending a deck. Be clear about the building's intended use, so altering a house is not mistaken for new visitor accommodation. CertifiBuild settles the right building class and approval path for your Gerroa project early, before money is spent fitting out rooms.

Can I extend my deck toward Seven Mile Beach?

Possibly. It depends on your lot, the design and whether a mapped foreshore line crosses the property. Kiama’s development control plan (DCP) handles that line in its own way, separate from normal back boundary setbacks, including what may project past it. A sea view tells you nothing about where your title ends or where such a line runs. Have a surveyor mark your title edge and any foreshore line before sizing the deck. Exposed coastal decks also need structural and durability details suited to their position.

Does Crooked River flooding affect every Gerroa house?

Not necessarily. Crooked River meets the sea at Gerroa, but flood controls are applied property by property using Kiama Council’s information, not across the whole suburb. Ask for the property information for your lot and check the mapped flood extent and the design rules that go with it. The floor level next door is no guide to what your house needs, and nor are old steps or retaining walls. A proper site survey with levels is the sound starting point for any extension or rebuild.

Does a holiday home need a different certificate?

That turns on what the building is approved for, what you plan to do with it and the work involved. Gerroa has far more dwellings than permanent residents, but that says nothing about which holiday lets are approved. Altering a lawful house is a different matter from creating separate guest accommodation or changing the building’s classification. Pull out the existing approvals and spell out the planned use in your brief. Sorting this out first avoids fitting out rooms under the wrong approval.
