Greystanes: house country with special precincts
A suburb of houses
Greystanes grew strongly from the 1950s and is overwhelmingly freestanding houses, with some townhouses and very few flats. That suits extensions and rebuilds. Still, the suburb's age does not date your home. Later rebuilds and estates have their own records, which matter if new work will rely on the current roof or floor.
Three precinct chapters
Cumberland DCP 2021 has separate chapters for parts of Greystanes. In Forest Gum Estate, bulk is handled differently, controlling the overall building shape and how much private yard each home keeps. The Crosby Street precinct chapter deals with subdivision and finishing a road link, and it expressly leaves out new dwellings and extensions to existing ones. Lots next to the Greystanes Creek Reserve face rules on setbacks, landscaping and native vegetation.
The creek reserve edge
Where the creek chapter applies, buildings and paved surfaces generally stay clear of a 10 metre strip next to the reserve. Council can consider less for some side boundary situations. So, find your precinct first, then measure how much garden is really available to build on.
Typical work
Common projects and how they get approved
What owners build here
With so many detached homes, Greystanes keeps us busy with classic house projects:
- Rear extensions and second storeys, beginning with an inspection of the current structure.
- Knockdown rebuilds, tested against Forest Gum Estate rules where they apply.
- Granny flats, planned around drainage, access and the leftover yard.
- Pools and alfresco roofs, kept out of any creek reserve setback.
- Garage replacements, new carports and sheds.
A big backyard can still be limited by landscaping rules, drainage paths and side access. Start with a measured plan marking the areas that must stay green, before choosing which projects to combine.
How approval usually works
Many Greystanes houses suit a CDC (fast-track approval under state codes) for extensions, granny flats or pools, provided the lot passes every code standard. Passing a council design chapter is not proof of CDC eligibility, so test the state code independently. Where the code cannot be met, a DA goes to Cumberland Council and a construction certificate follows. Before lodging, look up whether the estate chapter or the creek chapter covers your lot. In the estate, show how the overall building shape and the yard layout meet its rules, not just floor area. Near the reserve, survey the boundary before placing a roof, garage or pool paving. CertifiBuild checks the precinct maps and reserve setback for your Greystanes lot at the start, then times inspections to suit your builder.

Local questions
Questions we hear about this suburb.
No two lots in Greystanes are the same. Give us your address and we will check every map that affects it.
See the council pageCan I build a granny flat behind my Greystanes house?
Often yes, though the lot and what already stands on it decide the answer. First check whether your block falls in the Forest Gum Estate chapter of Cumberland DCP 2021 or beside Greystanes Creek Reserve, as both bring extra rules. Then test the granny flat together with the driveway, side access, drainage and the yard you keep. A complying development certificate (CDC) may suit if every state code standard is met; if not, a DA to Cumberland Council comes first. A measured plan marking the green areas is the best starting point.
Will the Crosby Street rules affect my home extension?
No, the Crosby Street precinct chapter will not govern a home extension. That part of Cumberland DCP 2021 exists to manage subdivision and finish a road link, and it expressly leaves out new dwellings and additions to existing ones. Your Greystanes extension is still tested against the ordinary house controls, any other mapped constraint affecting the lot, and the state code if you want a complying development certificate (CDC). Check the chapter’s scope wording before a designer applies its subdivision rules to a house project by mistake.
Can I put a patio roof next to Greystanes Creek Reserve?
Possibly, but not inside the protected strip. Where the creek reserve chapter of Cumberland DCP 2021 applies, buildings and paved surfaces generally stay clear of a 10 metre setback from the reserve, with some flexibility only for certain side boundary cases. The chapter also looks after native vegetation and landscaping. Confirm the chapter map covers your lot, have the reserve boundary surveyed, then place the patio roof outside that setback. Garages and pool paving face the same limit, so plan them together before drawings start.
