Merrylands West homes, Sherwood and Barcom Street

A mixed housing profile

Roughly half of all homes in Merrylands West are stand-alone houses. The remainder split between apartments, at roughly a third, and townhouses or semis. So identify your building type before anything else. A shared courtyard or landscaped strip in a larger complex may serve an approved communal purpose and cannot simply be enclosed.

The Sherwood Transitway centre

Cumberland DCP 2021 maps the area by the Sherwood Transitway stop as a mixed-use centre. It plans higher density housing and shops close to the stop, with lively street edges and servicing from the rear or side. That strategy belongs to the mapped centre. It does not mean nearby house lots may be rebuilt the same way.

The Barcom Street precinct

Barcom Street has its own site-specific chapter, aimed at housing for seniors and the uses that support it. It controls the gaps between buildings, open space the public can use, walking links through the site and a deep soil landscape requirement. It also asks new buildings to respect neighbouring heritage places through materials, spacing and views across the central park. Ordinary homes outside it start from the existing house and survey.

What owners build here

On the house lots of Merrylands West, our Class 1 and 10 work usually includes:

  • Rear additions and added upper floors on free-standing homes.
  • Granny flats on eligible residential lots.
  • New garages, carports and driveways planned outside any centre access rules.
  • Patios and pergolas for townhouses, within the private courtyard.
  • Pools and sheds on larger house blocks.

Apartment work, shop fit-outs and centre redevelopment need a certifier holding registration for those classes. Seniors housing work in the Barcom precinct is also beyond our scope. For townhouses, check that any landscaped area you plan to cover is truly private and not shared open space.

How approval usually works

A house addition or granny flat in Merrylands West can often use a CDC (fast-track approval under state codes) when the lot meets every standard. That is a question for a different state code, not the precinct chapters. If the code does not fit, you lodge a DA with Cumberland Council and then get a construction certificate. Before lodging, confirm your lot is outside the Sherwood and Barcom boundaries, or work out which of their rules apply. For a townhouse, check the existing approval for any communal open space you cannot enclose. Measure your own block instead of relying on suburb averages. CertifiBuild handles houses, granny flats and outbuildings here, and confirms early which Cumberland rules govern your block so your designer is not guessing.

Can I add a granny flat to my Merrylands West block?

Often, provided you own an eligible residential block. Roughly half of Merrylands West homes are stand-alone houses, and those are the usual candidates. The result depends on the existing house, your lot size and the approval path. For a fast-track complying development certificate (CDC), the granny flat is judged against a state code, not the precinct chapters. First confirm your land sits outside the Sherwood and Barcom Street precincts and is not one building in a larger approved complex. Measure your actual block, since suburb averages prove nothing.

Does the Barcom Street chapter apply to houses nearby?

No. The Barcom Street chapter covers its own mapped site, which is planned around housing for seniors and the uses that support it. Its rules on gaps between buildings, open space the public can use, walking links and a deep soil landscape requirement belong to that site. Nearby homes do not inherit them. For an ordinary house, begin with the house you have and an up-to-date survey, then follow the house-scale controls in Cumberland Development Control Plan 2021. Seniors housing itself sits outside CertifiBuild’s scope.

Do Sherwood centre driveway rules affect my house?

Just for lots within the mapped centre. Cumberland Development Control Plan 2021 plans the area around the Sherwood Transitway stop as a mixed-use centre, with higher density housing and shops, lively street edges and servicing from the rear or side on identified frontages. Those access rules serve the centre’s plan and do not stretch to the surrounding house lots. For an ordinary home, the normal residential driveway controls apply. Check the precinct boundary on the map before planning a new garage, carport or driveway.
