Mount Pritchard is mostly modest older houses, and most of it sits in Fairfield City Council. A thin southern strip is in Liverpool, so confirming your council is the first step for any project.

Mount Pritchard across two councils

From estate to suburb

In 1913, Hugh Pritchard divided up land beside Cabramatta Creek, on its western bank. He sold it as an estate named Cabramatta Park. It took the name Mount Pritchard in 1919. In the early 1960s the Housing Commission built homes here as part of its Green Valley scheme. Many of those houses have since been altered or replaced.

Housing today

The whole suburb held 3,437 private dwellings and 10,426 residents in 2021. Stand-alone houses accounted for about 86.9% of occupied homes, townhouses and semis 9.3%, and flats 3.4%. Nearly half had three bedrooms, and around a third were rented.

Fairfield or Liverpool?

Roughly 94% of the land is in Fairfield City Council, which uses its city-wide DCP. Its Appendix G lists small shopping centres, including ones on Hamel Road, Oliphant Street, Town View Road and Elizabeth Drive. Liverpool City Council takes in the remaining 6% or so, along the southern edge. There, Liverpool LEP 2008 zones homes R2 or R3. There, the smallest lot allowed is 300 square metres, and buildings may reach 8.5 metres. Your address decides which council's plans apply.

What owners build here

Class 1 and 10 projects we see in Mount Pritchard:

  • Renovations and rear additions. Older homes often have past extensions. A fresh survey shows what is really there.
  • Second storeys. An engineer should check footings and framing first.
  • Knockdown rebuilds. Compare this with extending before you commit.
  • Granny flats and duplexes. A granny flat is a smaller second home that shares the lot and title. A dual occupancy means two main homes. Fairfield deals with them in different chapters, 5B and 6B.
  • Sheds, carports and pools. On the Liverpool side, Part 8 of the DCP sets fixed limits. Under it, a shed can reach 2.7 metres in height and 36 square metres in area.

How approval usually works

Small structures can be exempt. Many regular house lots suit a CDC, which a certifier can issue quickly under state codes. Otherwise you need a DA with the right council, then a construction certificate. In Liverpool, Part 8 only works when the design complies with every standard, and it excludes battle-axe lots and higher flood risk land. Cabramatta Creek flood mapping can affect either side. Start with your planning certificate, a survey and old approvals. CertifiBuild will confirm the council and controls and keep your build moving through each stage.

Is my Mount Pritchard house in Fairfield or Liverpool council?

Most likely Fairfield City Council, which looks after roughly 94% of the suburb and uses its city-wide development control plan (DCP). A thin strip along the southern edge belongs to Liverpool City Council instead. There, Liverpool’s 2008 local environmental plan (LEP) zones homes R2 or R3, buildings may reach 8.5 metres, and new lots can be as small as 300 square metres. Your rates notice or planning certificate confirms the council, which then tells you which LEP and DCP to follow. Check this before comparing your project with a neighbour’s approval.

Is a front carport allowed in the Liverpool part of Mount Pritchard?

Sometimes. Part 8 of Liverpool’s development control plan (DCP) lets a carport sit forward of the house’s front wall when its roof and brick or block posts match the house. That option disappears where homes along the street line up at a consistent front setback, so look at your streetscape first. Part 8 only works when a design meets every one of its standards, and it excludes battle-axe lots and higher flood risk land, including some Cabramatta Creek mapping. Confirm your lot is actually on the Liverpool side before relying on these rules.

In Mount Pritchard, is a duplex just a granny flat?

No. A granny flat is a smaller secondary dwelling on the same lot and title as the main house. A duplex is a dual occupancy, meaning two main homes. On the Fairfield side, council’s development control plan covers them in separate chapters, and the two face different lot size, frontage and design tests. Decide which you want before measuring the block or briefing a designer. Many older Mount Pritchard homes have had past extensions, so a fresh survey will show how much usable space really remains.
