Tallawong: planning that radiates from the station
A suburb drawn after the precincts
Tallawong was created in 2020, mostly from Schofields with the station area taken from Rouse Hill. Its metro station is the end of the line. Because the suburb was drawn after the precincts were planned, its name does not identify the controls. Land around the station follows the Area 20 precinct plan and a schedule of Blacktown’s growth centre DCP (design rules), while other parts sit in neighbouring precincts.
Houses, with apartments near the station
Most homes in the 2021 Census were detached houses on large, newer lots, but there is also a real share of apartments close to the station. We certify houses and Class 10 structures only. Apartment buildings are outside our scope.
Easements and creek corridors
A high voltage transmission easement crosses the precinct, and a creek drainage corridor runs through it. Neither can be built over, so they matter more than setbacks for a shed, pool or patio.

What owners build here
Tallawong’s houses are young, so work is mainly new builds and finishing touches. Typical jobs we certify include:
- New houses on the remaining lots, to the controls of the correct precinct.
- Alfresco roofs and patios.
- Pools and barriers, kept clear of easements.
- Sheds and garages.
- Granny flats, where lot size, width and title allow.
How approval usually works
Find your precinct schedule first. The planning certificate names the instruments that apply to your lot, and your registered plan and section 88B restrictions show easements and setbacks. The electricity easement is a no-build zone, and lots beside the creek corridor may carry drainage easements or riparian setbacks, so a structure that meets every setback can still be refused if it sits inside one. Land zoned for medium density near the station is judged on different height and density rules from low density land. A complying development certificate (CDC, the fast-track route under state rules) is only possible where the lot and zone qualify. CertifiBuild checks the title before you choose a location.

Local questions

No two lots in Tallawong are the same. Give us your address and we will check every map that affects it.
See the council pageWhich planning controls apply to my Tallawong home?
It depends on where your lot sits. Land around the station falls under the Area 20 precinct plan and a schedule of Blacktown’s growth centre DCP, while other parts of the suburb sit in neighbouring precincts. The planning certificate for your lot names the instruments and any mapped constraints.
Can I build a granny flat in Tallawong?
Sometimes. A secondary dwelling depends on lot size and width, setbacks, landscaped area and any restriction on the title. Many Tallawong lots are already well used by the original house and garage, so check the numbers before you commission drawings.
Can I build near the power line easement?
No. The electricity provider does not allow building within the transmission easement that crosses the precinct. Lots beside the creek corridor can carry drainage easements as well. Check the title and the 88B instrument before choosing where a shed, pool or patio goes.
