Windsor Downs: backyards beside a nature reserve

Estate and reserve

Windsor Downs is south and east of Bligh Park, and the estate shares its name with a nearby nature reserve. The two are not interchangeable areas for building. Work out exactly where your private title ends before placing a fence, drain or new structure near the reserve.

Detached homes

More than 97 per cent of homes in the 2021 Census were separate houses. That points to additions, pools and sheds, but it does not mean every lot has the same capacity to build, so your house approval and subdivision records are useful early.

Protected woodland

The reserve protects Cumberland Plain Woodland. That is a reason to check the actual vegetation at your works, not a rule covering every garden, and any land-manager involvement should be identified before you plan access.

Typical work

Common projects and how they get approved

What owners build here

Windsor Downs is an almost entirely detached estate. Typical jobs we certify include:

  • Pools and barriers, planned with the garage as one layout.
  • Extensions and extra bedrooms on existing homes.
  • Garages, carports and sheds.
  • Driveway changes and ancillary outdoor work.

How approval usually works

Confirm the boundary and any easements with a survey before reserve-edge work, as garden beyond your fence may not be yours. Identify the trees and vegetation affected by building, excavation and access, and find out what rules apply before assuming that clearing or root damage is a minor side effect of a pool or garage. Show existing buildings, paving, drainage and services together with the proposed work, so it is assessed against the real site. Whether the job suits a complying development certificate (CDC, the fast-track route under state rules) or council consent depends on the mapping over your lot. CertifiBuild checks these points before design starts.

See the council page

Is the land behind my Windsor Downs fence mine?

Not necessarily. Garden beyond the fence may be reserve land, so check your title boundary and any easements with a survey. Plan fences, drains, access and any new structure around the land and rights your property actually has.

Do trees near the reserve affect my build?

They can. Cumberland Plain Woodland is protected in the area, so look carefully at the vegetation where you plan to build, excavate or access the site. That does not mean every garden is covered by the same rules, so find out what applies to your trees before the design is set.

Can I add a pool and garage at the same time?

Yes, and it helps to plan them as one layout. The pool, barrier and garage compete for the same space, and drainage and services are shared. A combined plan also helps decide which approval route suits the whole job.
