Local rules

Yerrinbool: a village between two transport corridors

A railway village

The Northern Villages Development Control Plan (DCP, council’s detailed design rules) links Yerrinbool’s start to the railway deviation of 1919, when the first lots were sold. That tells you the subdivision history, not the age of any house, so measured plans and approvals matter for alterations.

All detached homes

Every occupied home in the 2021 Census was a separate house, usually with three or more bedrooms. Extensions and replacement houses fit that stock better than apartment style advice.

Between the motorway and the railway

The village drains west towards the Bargo River catchment. That describes the landscape, not flood risk for your lot. About two thirds or more of the suburb lies inside a mine subsidence district, so subsidence is a real question here.

What owners build here

Yerrinbool is an established village, so work is largely improvement and replacement. Typical jobs we certify include:

  • Living extensions and second storeys.
  • Replacement homes on existing lots.
  • Garages, carports and pools.
  • Corner lot additions addressing both street frontages.

How approval usually works

Beside the motorway or the railway, the DCP deals with corridor stability, drainage and separation, and access to main roads may be reconsidered when a site is redeveloped, so settle authority and noise requirements before fixing bedrooms, driveways or excavation. On a corner block, both street frontages must be addressed, and the secondary street setback steps up after a set length. Do not assume old parcels give you another dwelling, as the deposited plan, title and current controls decide that. A complying development certificate (CDC, the fast-track route under state rules) is judged against state standards, and mine subsidence approval may also be needed. CertifiBuild checks all of these first.

Does living near the motorway or railway change my build?

It can. Where a site adjoins a railway or a main road, the DCP covers stability, drainage, separation and access, and acoustic assessment may be needed. Proximity alone does not set the conditions for every lot, so find out what applies to yours before the bedrooms and driveway are fixed.

What are the rules for a corner block in Yerrinbool?

The DCP asks you to address both street frontages with the building or landscaping, and the secondary street setback is larger once the wall exceeds a set length. Test that geometry early in the design, because it can limit an extension or replacement house on a corner.

Is my Yerrinbool house in a mine subsidence district?

Quite possibly, because a large part of the suburb is inside one. Confirm your lot against the state mapping and the guideline assigned to it, as approval from Subsidence Advisory NSW may be needed in addition to the usual planning and building approvals.
