Casula's mix of houses and townhouses

Not just detached houses

Separate houses are the majority in Casula, but at the 2021 Census nearly one home in four was a townhouse, terrace or semi. That is a large attached share for the Liverpool area. So plenty of renovations deal with common walls, joint driveways or a courtyard belonging to a group development.

Several building eras

Liverpool's house DCP notes that Casula grew in the 1960s and again in the 1980s, with a slower 1970s. Homes from different periods are built differently, and many have had later additions. Old approved plans reveal what is original in a house and what was added later, which matters when new structure ties into old walls.

An industrial past

The old Casula power station went up between 1951 and 1953, and in 1994 it found new life as a public arts venue. That past gives the area character, yet it puts no heritage limits on surrounding houses. Each property's heritage position, plus any flood, bushfire or other mapping, has to be checked lot by lot using council records.

What owners build here

Casula jobs divide into freestanding houses and attached dwellings, and each type brings its own issues of land, ownership and access. Common Class 1 and 10 jobs are:

  • Rear living additions and bedroom extensions on separate house lots built across several decades.
  • Replacement garages and carports, coordinated with parking and driveway access.
  • Patio and outdoor roofs designed together with the remaining garden, not added as an afterthought.
  • Courtyard roofs and internal changes in townhouses, checked against the group layout.
  • Granny flats on suitable house lots, never assumed for townhouse courtyards.

How approval usually works

Depending on the lot's mapping, some Casula jobs can use a CDC (a fast-track approval under state rules), while others need a DA first and a construction certificate after it. With townhouses, read the title and the original group consent before anything else. A courtyard roof can change how neighbours reach their homes, where cars park or how far apart buildings sit, and permission to use a courtyard is a long way from permission to build in it. For houses, the DCP's house section treats garden area and usable outdoor living space as two different tests, each with size rules. Plan the main outdoor area next to the living rooms rather than relying on thin side strips. CertifiBuild checks ownership and layout issues early and gives owners clear, quick answers.

Can I roof over my townhouse courtyard in Casula?

Possibly, though the answer starts with your title and the consent for the whole group, not the courtyard itself. Nearly one Casula home in four is a townhouse, terrace or semi, and many courtyards are tied to common driveways, visitor parking or the required gaps between buildings. Being allowed to use a courtyard does not mean you may build over it. On top of the building approval, strata or owners corporation consent may be needed. Get the original group plans before asking anyone to design the roof.

Do the side passages count as my outdoor space?

Usually not as your main outdoor area. Liverpool’s house rules, in its development control plan (DCP), check garden area and your main outdoor living space separately, and each has minimum sizes. The private open space must also sit next to the living rooms. On a Casula house lot, that means a rear addition needs to leave a properly usable yard, not just thin strips down the sides. Mark out that main outdoor space next to the family room before settling where the extension goes, and check both tests on the plan.

Does the arts centre make my street heritage listed?

No. The old Casula power station, built from 1951 to 1953 and reopened as a public arts venue in 1994, is a proud piece of local history. It does not put heritage limits on the houses around it. Every home is checked on its own against council records for heritage items, conservation areas and listed buildings close by, as well as flood or bushfire maps. Ordering a planning certificate is an easy way to see what applies to your lot before an alteration or rebuild is drawn up.
