City of Ryde

Private building certifier in East Ryde

Most East Ryde lots hold a single freestanding home, so the whole garden layout matters from day one. For these houses we certify additions, rebuilds, garages, pools and roofs over alfresco areas.

Dress Circle Estate homes beside Field of Mars

The 1960 Dress Circle Estate

East Ryde grew around the Dress Circle Estate. A council monument dated October 1960 marks 250 houses and 500 home sites created with council's help, linked with Hooker-Rex. Nearly all East Ryde homes are freestanding houses, and townhouses and units are few. Many estate homes have since been extended or replaced, so measured drawings beat assumptions about age.

Field of Mars Reserve

Council's largest remnant bushland reserve is Field of Mars, at roughly 50 hectares. A masterplan for it was adopted in 2021. Its bushland changes from shale ridge country to wetland lower down. That is a landscape description, not a hazard label for every house. Each lot's bushfire prone status can be confirmed with the Rural Fire Service online property check.

Controls for house projects

The Ryde DCP 2014 has dwelling house rules plus separate sections on driveways, stormwater and trees. Show any new footprint together with the existing home, driveway, garden and trees being kept. A suburb full of detached homes still has lots with no spare room to build.

Common projects and how they get approved

What owners build here

With so many freestanding homes, East Ryde work centres on the house and its yard. Common jobs are:

  • Rear additions that tie new rooms into an older floor and roof system.
  • Upper floors, which begin with an engineer's advice on walls and footings.
  • Pools combined with alfresco roofs, planned as one garden so barriers and paths work.
  • Garage changes and new carports.
  • Granny flats, bringing a second use and footprint that must pass their own eligibility test.

With very few apartments, nearly every job begins with a freestanding house and the land that surrounds it. That makes an accurate site survey the first useful document.

How approval usually works

Many East Ryde houses can use a CDC (fast-track approval under state codes) for additions, pools and outbuildings when every standard is met. A bushfire prone lot, or a design that misses the code, means a DA to council and then a construction certificate. Ahead of lodging, run the address through the Rural Fire Service online tool and commission a bushfire assessment if required. Show every roof, the pool edge, driveway levels and stormwater on one set of drawings. Adding them as separate small projects can hide clashes in access and stormwater. For second storeys, get a structural engineer to look at the retained house before design starts. CertifiBuild sorts out these lot checks with you at the start and books inspections to suit your builder's program.

See the council page

Was every East Ryde home built as part of the 1960 estate?

No. A council monument dated October 1960 records the Dress Circle Estate, with 250 houses and 500 home sites, but many East Ryde homes have since been extended or rebuilt. Treat the estate’s origins as a clue worth following up, not proof of how your house was built. Rely on your own property records and on measured drawings from an inspection, especially if new rooms will rest on the existing walls or footings. For an upper floor, ask a structural engineer to look at the retained house before design begins.

Is my lot bushfire prone because it is near Field of Mars?

Not automatically. Field of Mars is Ryde’s largest remnant bushland reserve, at roughly 50 hectares, and its 2021 masterplan deals with managing that public land, not with individual homes. Whether your East Ryde lot is bushfire prone is answered by the Rural Fire Service online property check. If the lot is flagged, organise a bushfire assessment, because it can shape construction and may rule out a complying development certificate (CDC). Run that check before drawings start, not once the design is settled.

Do my pool and alfresco roof belong on one set of plans?

Yes, it usually helps. On a freestanding East Ryde lot, the alfresco roof, pool barrier, paths and garden have to work together, and their stormwater can interact. Ryde’s development control plan (DCP) 2014 deals with driveways, stormwater and trees in separate sections, so presenting everything on one drawing set lets clashes show up early. Splitting the work into small separate approvals can hide problems with access or drainage until one part is already built. Include driveway levels and the drainage route on those plans.
