Private building certifier in the City of Ryde area
Throughout the City of Ryde, CertifiBuild certifies homes, granny flats, garages and pools. The first local questions are usually water and bush. Low-lying land beside the Parramatta River can have flood controls, and many suburbs also contain bushfire prone land.

What planning rules apply in Ryde?
Most home projects here fall under the Ryde Local Environmental Plan 2014. That is the council's main planning rulebook, covering zoning, height and lot size. Detailed design rules are found in the City of Ryde's Development Control Plan 2014, generally known as the DCP. It is split into parts by topic and by centre.
Flood and bushfire checks
Streets by the river in parts of Tennyson Point and Putney can be flood affected. Your council planning certificate states whether it is a flood control lot. A pool can still use a complying development certificate (CDC) where it complies with the flood rules in the state code. A CDC is a code-based approval a private certifier can issue without a council application.
Some bushfire prone land is found in ten of the 16 suburbs in Ryde. On a mapped lot you need a bushfire attack level, or BAL. The BAL rates how exposed a home is to embers and flame, and it sets the building standard. A low BAL does not make a CDC possible on its own. Every other code standard still has to be met.
Older homes and a mixed housing stock
Ryde has a genuine mix of homes. Census 2021 counted flats or apartments at 44.6 per cent and separate houses at 40.8 per cent. Some suburbs grew out of old estates and orchard land, so neighbouring houses can have very different approval histories. Before an extension, particularly one against a party wall, we review how the existing home was approved.
Large apartment and commercial schemes in Macquarie Park are outside our work. We focus on houses, additions, granny flats, garages, sheds and pools.
To get started, send us your survey, plans, elevations and planning certificate. Then we will let you know if a CDC or a development application fits the job.
Local know-how
Ryde projects, from the river to the ridge
Putney
Putney is mainly separate houses, which made up 83.9 per cent of lived-in homes in Census 2021. A typical brief joins an extension, a pool, a covered outdoor area and a garage. Plan them as one layout, so pool fencing, paths and levels suit the new house.
The river edge has an industrial past. In 2020, council listed the old Squire's Brewery and Halvorsen's Boat Yard land as an archaeological site. That listing covers one place, not every backyard. Public parks such as Morrison Bay Park also border private lots, so a survey should show exactly where your land ends.
West Ryde
West Ryde is split almost evenly. Flats made up 46.3 per cent of lived-in homes and separate houses 41.5 per cent. We do not handle apartment buildings, but additions to houses and garage alterations come up often. Both the station and the town centre are listed by the state for low and mid-rise housing. Proximity to the station alone does not make a lot eligible. Walking distance and exclusions are tested parcel by parcel.
Eastwood and Marsfield
Eastwood has several mapped planning areas. They include the town centre, a character area around Trelawney Street and Coronation Avenue, and the conservation area for the Eastwood House Estate. Each one carries different expectations, so we find the right map before any external change is drawn. Land around Second Avenue also has its own site plan, with rules on shared open space and landscaping.
In Marsfield, the biggest group was semis, terraces and townhouses, at 46.6%. Owners often want to roof or enclose a courtyard. That can affect neighbouring windows, shared access and strata approval. We begin with the consent first granted and the plans it approved. Curzon Hall, a sandstone landmark from the 1890s, is heritage listed, yet that listing does not extend to the townhouses around it.
Why Ryde owners and builders work with CertifiBuild
CertifiBuild only handles homes and Class 10 structures, for example decks, pools, garages and sheds. We work across Ryde regularly and know how the local plan and council's design rules shape house jobs. Before drawings are finalised, we check the council maps for your lot so problems surface early. You get prompt replies to questions. We book inspections to suit your build program, so trades are not kept waiting on site. If a lot needs a development application, we explain why in plain terms.

All council areasWill flood rules stop me building a pool in Putney?
Not always. Some riverside streets in Putney and Tennyson Point can be flood affected, and your planning certificate tells you if the lot is a flood control lot. Even so, a pool can still use a complying development certificate (CDC) when it satisfies the state code’s flood rules. Many Putney briefs combine a pool with an extension, outdoor area and garage, so plan fencing, paths and levels as one layout. Parks such as Morrison Bay Park also border private lots, so make sure the survey shows where your land ends.
Is my Ryde home on bushfire prone land?
It might be. Bushfire prone land shows up in ten suburbs across Ryde, so we check the bushfire map for your address on every job. For a mapped lot, a bushfire attack level (BAL) assessment rates how exposed the home is to embers and flame, and that sets the building standard. A low BAL does not make a complying development certificate (CDC) possible on its own, as every other code standard must still be met. Your planning certificate also helps confirm the status. Get the BAL done before detailed design.
Can CertifiBuild certify work in Macquarie Park?
Only house-scale work. CertifiBuild certifies Class 1 homes and Class 10 structures, such as pools, garages, sheds and decks. The large apartment and commercial projects in Macquarie Park belong to other building classes, which call for a certifier holding the matching registration. If your house is in or near Macquarie Park and you want an extension, granny flat or pool, we can help. Ryde is roughly split between flats and houses, so plenty of house work still comes up in surrounding suburbs.
