Middleton Grange: a precinct with its own chapter
A planned suburb
Middleton Grange became a suburb in 2005, taking land from Cecil Park and West Hoxton that was previously rural and hobby farms. Liverpool’s Development Control Plan (DCP, council’s detailed design rules) gives it a dedicated residential chapter, Part 2.5. For qualifying house development, that chapter replaces the standard house rules in Part 3.2.
Mostly detached, some attached
Around nine in ten homes were separate houses in the 2021 Census, with a smaller group of townhouses and semis. That points to additions and outdoor projects as owners adapt their homes, with care needed for any shared layouts.
Streets, access and privacy
The planned street hierarchy decides how a garage is reached, and the chapter has specific privacy rules for upper-level windows. Both can affect a later extension even when the block looks big enough.

What owners build here
Middleton Grange homes are still fairly new, so owners add to them. Typical jobs we certify include:
- Upper-floor additions and extra bedrooms, planned around privacy rules.
- Garage and driveway changes, checked against the approved access position.
- Pools and barriers on detached lots.
- Patios, alfresco roofs and sheds.
- Alterations to townhouses and semis with shared layouts.
How approval usually works
Establish that Part 2.5 applies to your land before choosing setbacks, landscaping or garage standards. A design copied from an ordinary Liverpool house approval may miss the precinct’s street and access arrangement. Higher-density lots on collector roads can be required to take rear access, and corner lots can be steered to the side street, so a garage door moved to the most convenient frontage may conflict with the layout. Plan a new bedroom’s window with the privacy provisions before the elevation is fixed. A complying development certificate (CDC, the fast-track route under state rules) is only possible where mapping allows it. CertifiBuild reads the subdivision approval and your survey first.

Local questions
Questions we hear about this suburb.
No two lots in Middleton Grange are the same. Give us your address and we will check every map that affects it.
See the council pageCan I use the standard Liverpool house rules in Middleton Grange?
Usually not. For mapped Middleton Grange land, Part 2.5 of Liverpool’s DCP supplies the residential provisions and replaces the standard house chapter for qualifying development. A design copied from another Liverpool suburb may leave out the precinct’s street and access arrangement. Confirm how the chapter applies to your lot first.
Can I move my garage door to a different frontage?
Not always. The precinct chapter plans access to match its street hierarchy, including rear access on some collector-road lots and use of the side street on certain corners. A driveway that fits on your land can still conflict with that intent. Start from the approved access position and your subdivision documents.
Does adding an upstairs bedroom raise privacy rules?
Yes. The chapter has specific provisions for solar access and privacy, including windows on upper-level side walls. Plan the bedroom and its window together, and use your survey and the neighbouring dwellings to check the outlook before committing to a design.
