North Ryde beyond the station and Blenheim Road
A broad and varied suburb
North Ryde covers roughly 5.34 square kilometres. Separate houses are the most common home, but around a third are apartments and a smaller group are townhouses or semis. The suburb is far bigger than any single station or shopping precinct. Check your address on the planning maps before taking cues from any building nearby.
The small centre on Blenheim Road
Ryde's DCP gives the small shopping centre on Blenheim Road a chapter of its own. It deals with joining lots, noise between shops and homes, active shopfronts, awnings and servicing. Its building envelope drawings are indicative and assume particular lot groupings. They say nothing about detached houses across the wider suburb.
Station precinct and state policy
Council has written a separate DCP for the station area, and the state's low-rise and mid-rise housing policy lists the station as one of its nominated places. That policy applies its own tests on location and its own exclusions. Neither the station's name nor talk of growth nearby decides which framework governs your lot. With an existing home, start from its approved use, its title and any mapped constraints.
Typical work
Common projects and how they get approved
What owners build here
Houses dominate North Ryde's residential streets, so our Class 1 and 10 work there typically covers:
- Rear additions behind detached homes.
- Second-storey proposals, sized to suit the house block, not a precinct envelope.
- Knockdown rebuilds on established blocks.
- Garages, carports, pools and decks on house lots.
- Alterations to townhouses and semis, after checking shared walls, courtyards and common access.
Apartments account for roughly one home in three. Their work, and the shops in the small centre, sit outside our classes and need a certifier licensed for those buildings. Sizing a house project from an apartment block nearby is a common mistake.
How approval usually works
For a North Ryde house outside the mapped precincts, a CDC (fast-track approval under the state's Housing Code) is often possible when every standard is met. If not, lodge a DA with council and then get a construction certificate. Before lodging, check your lot against three things: the Blenheim Road map, the station precinct map and where the state housing policy applies. A house outside those areas should not borrow their bigger envelopes. For an attached home, read the current approval alongside the title so the work matches what you actually own. Inside the small centre, mixed-use schemes need noise planning between shops and homes, but that is outside our scope. CertifiBuild knows the City of Ryde rules for houses and gives prompt, plain answers when you are deciding on a pathway.

Local questions
Questions we hear about this suburb.
No two lots in North Ryde are the same. Give us your address and we will check every map that affects it.
See the council pageWhich rules govern a house extension in North Ryde?
Start by placing your lot on the planning maps. Blenheim Road’s small shopping centre and the station area are each drawn on their own map, and the state’s low and mid-rise housing policy applies its own location tests. Outside those areas, the normal dwelling house controls and any lot-specific constraints govern your extension. A complying development certificate (CDC) is often possible when every Housing Code standard is met. If not, a development application to the City of Ryde follows. Have your title and approved use on hand as well.
Is all of North Ryde inside the station precinct?
No. North Ryde spreads over roughly 5.34 square kilometres. The precinct is a much smaller area with a fixed edge, so most house streets fall outside it. The state housing policy names the station too, yet it runs separate location tests and exclusions. A station nearby, or talk of growth, does not decide which framework governs your lot. Lay your lot over the precinct map to be sure. A house outside should not borrow the larger envelopes drawn for that area.
Can I alter my North Ryde semi without asking the neighbour?
Not always. A party wall, a courtyard set out in a past approval, or a shared driveway can involve the adjoining owner or, for townhouses, an owners corporation. Attached homes are a smaller group in North Ryde than houses or apartments, but these issues arise every time. Read the current approval alongside your title documents before choosing a design, so the work stays within what you own and control. Party wall work, footings and fire separation deserve particular attention in the drawings.
