Ridge streets and harbour slopes in Northbridge

A suburb built on a bridge

In the 1880s boom, two land companies owned the peninsula that lies between Sailors Bay and Long Bay. To sell lots, they spanned Long Gully with a suspension bridge. It opened in January 1892. The 1890s depression stalled things. Trams finally ran over the bridge during the 1910s. By 1922, only Canterbury and Randwick were adding new homes faster. Many bungalows in the Californian style survive, along with Federation houses.

The suburb today

In 2021, 6,493 people lived here, across 2,337 private dwellings. Flats were 19.2%, mostly clustered by the shops along Sailors Bay Road. Separate houses accounted for about 74.1% of homes that were occupied. The remaining 6.3% were semis or townhouses. Over half of all homes had at least four bedrooms. Zoning comes from Willoughby's 2012 local plan, the LEP. From a ridge in the middle, the ground drops to the harbour over Hawkesbury sandstone.

Environmental living land

Council's development control plan, or DCP, treats Northbridge as a locality where C4 Environmental Living lots are common. It describes foreshore lots 15 to 25 metres wide, sandstone tors, and homes stepping down in two or three levels. New buildings should sit quietly in the landscape and not break the ridgeline.

Typical work

Common projects and how they get approved

What owners build here

The work follows the shape of the land:

  • Ridge and inner streets. Rear additions and attic or upper floor extensions, plus garages, carports and pools in mature back yards.
  • Escarpment and foreshore lots. Knockdown rebuilds, terraced decks, rock-cut pools and retaining walls. How far you can dig and which trees must stay often fix the footprint.
  • Granny flats. Possible on some lots. On C4 land, development consent is required.

Near the shops, the flats are Class 2 apartment blocks. Those fall outside the homes and Class 10 structures we certify.

How approval usually works

On C4 land, the DCP requires a gap of 3 metres or more between new buildings and any tree marked for retention. It restricts excavation close to boundaries and scales the required landscaped area with the size of the lot, keeping no less than 30% as deep soil. Low front fences and walls are expected, and big double garages are discouraged on shallow setbacks. The LEP also draws a foreshore building line on the Middle Harbour waterfront. Foreshore areas fall outside the Housing Code altogether, which usually sends waterside pools, decks or boatsheds to a DA. A CDC, a fast-track approval from a certifier, may suit work further back. Send your survey and planning certificate first. CertifiBuild then checks zone, trees and foreshore line together before design starts.

Can a pool go in at my waterfront Northbridge house?

Often, but the first job is locating your foreshore building line. The Willoughby local environmental plan (LEP) draws that line along the Middle Harbour waterfront, and foreshore areas sit outside the Housing Code entirely. If the pool, its terraces or its decking extend past that line towards the harbour, you will generally need a development application (DA). Further back from the water, a complying development certificate (CDC) may suit, subject to zoning, protected trees and excavation limits. A survey plotting the line is the starting point.

How deep can I dig on a sloping C4 lot in Northbridge?

For C4 Environmental Living lots, Willoughby’s development control plan (DCP) lets you dig deeper the further you move from the boundary: 1 metre close to it, 2 metres a little further in, then 3 metres once you are clear of both. Any supporting works above 600 millimetres must be certified by an engineer. Lots zoned low density residential follow different controls, so confirm the zone first. On Northbridge’s sandstone slopes, retained trees, which need a 3 metre clearance from new buildings, often fix the footprint as much as the dig limits do.

Is a granny flat allowed on my Northbridge lot?

Possibly, but your zoning sets the route. On Northbridge lots with C4 Environmental Living zoning, council must give consent for a granny flat, and a freestanding one can be no taller than 5.7 metres. Lots zoned low density residential may have other options, which turn on lot area and design. On steep blocks, the rule keeping 30% or more of a C4 lot as deep soil, plus clearances around retained trees, can squeeze the space available. Confirm your zone before sketching anything.
