Private building certifier in Oakdale
In Oakdale, CertifiBuild certifies house extensions, new homes, granny flats, pools and sheds. The village drains to Warragamba, inside Sydney’s drinking water catchment, so water quality is usually the first issue on the table.

Oakdale: orchard country and a drinking water catchment
A small village ringed by farms
Oakdale is a small village of mostly low density housing. Council's centre study notes a school, a church and Willis Park near the shops, with fruit growing land around the edges. Houses dominate. The 2021 Census counted 96.7% of occupied homes as separate houses. Apartments hardly featured. Newer housing estates near the school sit beside older holdings on the rural edge, and those two kinds of lot rarely share the same dimensions or controls.
Catchment and wastewater come first
The whole settlement lies within the Warragamba catchment. Where those rules apply, the consent authority has to be satisfied that a project will not make water quality worse, and ideally improves it. Roof water, earthworks and wastewater all count, not just the floor area. That centre study also named wastewater servicing as a limit. Seek up to date advice for your particular lot.
Farming neighbours
Land shown as Metropolitan Rural Area on the State map attracts added local controls. They aim to protect farm land and stop clashes between new homes and working agriculture.
Typical work
Common projects and how they get approved
What owners build here
Oakdale work splits between the quiet village streets and the farm fringe, and each setting brings different checks. Common projects include:
- Extensions to established village houses, with roof drainage, stormwater and servicing kept in the plan.
- Pools and alfresco areas on newer lots near the school, sited to keep access and drainage clear.
- Granny flats, where the wastewater solution often decides how much yard is left to build on.
- Domestic sheds and garages, kept clearly separate from farm buildings by their use.
- New dwellings on rural edge lots, sited with neighbouring orchards in mind.
How approval usually works
A complying development certificate (CDC, the state fast-track route) may work for a simple Oakdale addition, but catchment, rural land and wastewater questions push many jobs toward a development application (DA). Find out early whether the lot connects to sewer or depends on its own approved on-site treatment. Work out which DCP section controls a granny flat on the land. Residential land is handled one way, rural or large lot land another. Show the whole scope, including excavation and stormwater, so the water quality test can be met. If an orchard operates next door, plan any separation from it early. A shed near farm land is still a domestic shed if it holds household gear. CertifiBuild reviews your lot's catchment, rural and servicing maps before any layout is locked in.

Local questions
Questions we hear about this suburb.
No two lots in Oakdale are the same. Give us your address and we will check every map that affects it.
See the council pageDoes the catchment rule really matter for a small Oakdale extension?
It can. All of Oakdale drains to Warragamba, inside the catchment for Sydney’s drinking water, and where those rules apply the approval body has to be confident your project will not make water quality worse. The test looks at what the work does, not its size. Roof water, earthworks and wastewater all count. If a small addition changes stormwater, disturbs soil or adds wastewater load, it may need to show no harm, or a benefit, to water quality. Show earthworks and stormwater in the drawings right from the start.
Do older rural block rules apply to my new Oakdale lot?
Only where the zoning and lot category genuinely match. Newer estate lots near the school and older holdings on the rural edge often differ in servicing, access and approved building position. Land shown as Metropolitan Rural Area on the State map also carries added local controls. Before designing, collect the latest planning maps and your lot’s subdivision conditions, and check whether the lot connects to sewer or relies on approved on-site treatment, because that can change what fits.
Does a shed next to my orchard count as a farm building?
Not automatically. Its purpose decides that, not its location next to an orchard. A shed for cars, tools or hobbies is a domestic building, while one that serves a working farm is agricultural, and Wollondilly’s development control plan treats the two differently. Tell us what the shed will hold and how you will use it, so the right rules are used. Keep it clearly separate from farm buildings in use, and consider any separation from orchard activity next door.
