City of Ryde

Private building certifier in Putney

On Putney’s riverside streets, the early job is separating your private block from neighbouring parkland and any mapped heritage site. After that, our role is certifying extensions, rebuilds, garages and pools for the home.

Putney's riverside streets and old boatyards

Mostly houses by the river

Putney is overwhelmingly freestanding houses, with some townhouses and semis and very few flats. House-and-garden projects on a large scale are common, so a full site survey covering the house, garage, levels and proposed pool beats guesswork. Being near the water does not mean your lot has direct river access.

A working waterfront past

Council's park history notes shipbuilding during the war and parkland added in later years. In 2020 a heritage review listed the old Halvorsen's Boat Yard and Squire's Brewery land as an archaeological site. These are specific places. They do not mean every backyard holds archaeological material, but deep digging near them deserves a check.

Parks, boundaries and DCP rules

Morrison Bay Park is a large foreshore reserve with sports fields, walking paths and recreation facilities. Where a home backs onto public land, the title boundary decides what you can build on, and access or drainage onto the reserve is a separate matter. The Ryde DCP 2014 covers dwelling houses, driveways and stormwater, while current maps show heritage and other constraints.

What owners build here

Putney's detached housing means most of our jobs combine the house and the garden. Typical examples:

  • Rear extensions and knockdown rebuilds.
  • Pools and roofed alfresco areas, planned alongside the extension so barriers and paths fit.
  • Garages and driveways, designed with parking and runoff in mind.
  • Decks on parkside lots, kept within the surveyed boundary.
  • Alterations to attached homes, after checking shared walls and title.

Structures heading toward the water are a different proposition from ordinary backyard work. Riverside living alone does not hand you the land in front, or an easy approval path for building on it.

How approval usually works

Putney houses often suit a CDC (fast-track approval under state codes) for pools, outbuildings and additions, provided the lot meets every standard and no exclusion applies. If not, the City of Ryde receives a DA, and a construction certificate comes after. Before lodging, get a boundary survey that shows exactly where your land ends and any reserve begins. Digging for a pool or a lower level? Hold the parcel up against the latest heritage maps and settle any archaeological report before the excavation is final. Show the house, every roof, the pool edge and driveway together so access and stormwater can be checked as one layout. CertifiBuild works with Putney owners on houses and Class 10 structures, checking the lot's maps early and keeping inspections in step with the build.

Will Putney’s shipbuilding past affect my pool dig?

Usually not. Council’s 2020 heritage review listed one particular piece of land, the former Halvorsen’s Boat Yard and Squire’s Brewery site, as an archaeological site. Most Putney backyards have no link to it. Compare your parcel with up to date heritage maps before you fix the pool’s depth and position. If a listing does apply, or your dig is deep and close to that site, sort out any archaeological report first. A full site survey helps.

Could my deck extend toward Morrison Bay Park?

Only on your own land, unless you obtain separate permission. Morrison Bay Park is a public foreshore reserve, and your title boundary decides where your deck can go. Get a boundary survey that shows exactly where your land ends and the reserve begins. Any access, drainage or construction that relies on the park sits outside your house approval and must be sorted out on its own. Living by the water does not give you rights over the land in front.

Should I design the pool before or after the extension?

Plan them together. In Putney’s detached house gardens, the extension, pool, garage, driveway and paths all fight over one yard. Show every roof, the pool edge and the driveway together on the drawings so access, barriers and stormwater runoff can be checked as a single layout. That avoids finding a clash after one part is already designed. A complying development certificate (CDC) may suit both, provided the lot meets every standard.
